3-Step Wolse Deposit Protection Protocol
How to safely lease a one-room apartment in Korea without losing your key money deposit.
Inspect Section B (Eul-Gu / 을구) before signing or paying any deposit. Verify that senior mortgage debt (근저당권) plus prior tenant key money does NOT exceed 60% of the building's estimated market value.
Verify the real estate agent's license on the official government portal (VROS/National Spatial Information Portal). NEVER transfer cash or money to an agent's personal account. Transfer exclusively to the legal property owner's bank account matching the Deonggibon.
Within 14 days of moving in, report your residence at the local Community Center (동주민센터) or Court Registry. This Grants you Opposability (대항력) and Preferential Repayment Right (우선변제권) against building auctions.
Beware of unregistered agents or previous tenants asking you to "take over" a contract via cash without the legal owner's written consent. Always demand to inspect the owner's ARC/ID card and verify original property registry documents.
